The plot totals roughly 2,972 m²: over 400 m² of enclosed garden attached to the house plus about 2,500 m² of additional woodland nearby. The agent highlights that no structural work is needed.

Buying in France: budget for notary fees (often around 7–8% on older homes), and many foreign buyers appoint a bilingual lawyer or notaire-led process. Mortgage availability for non-residents varies by bank and deposit; get pre-agreement early. Confirm woodland parcel boundaries on the cadastral plan before offer.
